It is often recommended to place your office in the busiest locations. They have the best probability of getting customers since the traffic is high in that area.

They have destinations that people would frequent with ample facilities and adequate security. In terms of qualifying as a Central Business District, there are three locations at the moment: Makati, Ortigas, and Bonifacio Global City.

Makati is the first established business district, as envisioned by realty magnate Ayala Land, which was really designed to accommodate office buildings and create an environment conducive to business.

After that, one Ortigas commercial space started to fill out after another, and Ortigas and Co. decided to make their own version of a Central Business District.

Why Ortigas Center Has an Edge

The main edge of Ortigas Center is its location. Ortigas is at the border of Mandaluyong and Pasig. Mandaluyong is considered the approximate midpoint of Metro Manila, accessible from both the north and the south of the National Capital Region.

It is also accessible by train, through the MRT-3 and is right on the path of the region’s main thoroughfare, EDSA. Its design also has the malls on the outskirts of the village, to avoid traffic congestion within the office buildings at the center.

Ortigas Center is also complete with amenities. They have the biggest shopping mall in the country (SM Megamall) along with other specialty malls in the area. Ortigas Center is also home to the Asian Development Bank (ADB), an international financial institution.

Security around the ADB is always tight as there are always diplomats and international finance officials visiting the premises. The top local corporation, San Miguel, also has its main office in Ortigas Center. It has a complete security protocol provided by the local barangay, San Antonio.

New Projects

Ortigas Center has the most projects in the pipeline among all the Central Business Districts in the next three-year period. They will have 25% of all the office spaces to be completed in that time span.

Some of the new office skyscrapers that will be completed in the East’s Central Business District are Robinsons Cyberscape Gamma and The Podium West of BDO-Keppel.

More projects are in the pipeline as realty developers are seeking every nook and cranny near the Central Business District to build on. They are also reconstructing old buildings and making them higher, such as the IBP Plaza, which houses the Integrated Bar of the Philippines.

Even the supermalls in the area are building towers right along with their property for added office and parking facilities. Ortigas Center keeps on expanding, and there are high expectations on how the community administrators will address the possibility of increased traffic in the area.

With a total of almost 600,000 square meters of new office space, the Ortigas Center skyline will reach even greater heights and will open the door for more opportunities. The central business districts were designed to be a hub for companies and employees.

They all face common challenges of congestion, traffic, and sustainability. Ortigas Center has successfully threaded the thin line of sustainability and growth throughout the past three decades of its existence, and it continues to grow.
